Each chalet at Laigh Isle is subject to the burdens as set out in the title deeds.

Below is a brief outline of these burdens

1. No alterations or additions to the external structure, finish or colour should be made to the buildings and no additional buildings or erections other than a rotary clothes drier shall be erected on the plot without prior consent from the Management Committee. See pic.

Note on wooden structures/sheds 

Applications for wooden structures/sheds (to be positioned beside any chalet on Laigh Isle) are to be made in writing to the committee including a diagram which includes proposed dimensions and position beside chalet.

2. No trade, profession or business of any kind shall be carried on, in or upon the subjects and no business nameplate shall be exhibited or affixed to any part (See 11 below)

3. An owner is not entitled to alter the ground as laid out by any erection of any additional fences or walls or plant hedges or trees without the written consent of the Management Committee

Note on Fences and Enclosing Gardens (see 1 and 3 on this page).

In the past a few owners have fenced/walled off part of their properties plot, presumably with consent from the Committee at the time, however no part of any chalet's plot has been enclosed for many years. Whilst some properties could be enclosed easily as their gardens may have a fence or a wall at the rear, or the chalet may be situated in a corner. Other properties are surrounded by open grounds.

Irrespective of the properties position no new enclosure of any part of a garden or plot is permitted. Portable dog pens/fencing may be used only on patio areas as this does not restrict the grass being mowed.

4. All hedges and shrubs shall be kept trimmed so that they never exceed 5 feet or such a height that restricts the view of a neighbouring property

5. The front garden of each chalet is only to be used for ornamental garden ground

6. The parking of caravans is prohibited on lawns. * See AGM 2021 decision.

7. Each chalet (and garage) must be constantly insured for full replacement value if damaged or destroyed and must be restored and reinstated in strict conformity with the provision of those present.

8. No commercial vehicles shall be permanently parked within Laigh Isle

9. Costs of the Management Committee and the work undertaken by it shall be recovered by means of an annual or more frequent levy as may seem most suitable to the Directors of the

Management Committee

The following additional rules have been agreed by the shareholders

1. Taking short cuts or playing on another owner’s property without permission is not permitted

2. Climbing on walls is not permitted

3. Cyclists must use the roads and not ride on grassed areas

4. Dogs must be kept under control at all times. Owners are responsible for clearing up after their pet should it foul the area

5. Care must be taken to preserve all trees, bushes and other plants on the common areas

6. Vehicles must not be driven or parked on grassed areas

7. Games with soft balls are allowed (no hard balls)

8. The speed limit should be adhered to at all times

9. All household refuse must be left out for collection in the appropriate bins or boxes. Care must be taken in windy weather to ensure rubbish does not litter the site

10. Gulls and other large birds must not be fed, as in the past they have become a nuisance and also attacked the smaller birds.

11. Short and long term lets are permissible

12. Garden waste must be placed in the cages and not on the shoreline

All visitors should be made aware of these Burdens and additional rules.
